Next Generation LTMPs are designed to make life easier for property owners. They are written in a manner that laypeople find easy to understand and make informed decisions about their long-term maintenance. Then once the plan is in place, it is simple and cost-effective to maintain.
Next Generation LTMPs are exclusive to Plan Heaven Ltd, a company with a team of planning experts passionate about building high-quality LTMPs.
It all started in 2015, when we took a step back and carried out a complete review of what we were doing, and realised that the traditional method of preparing LTMPs wasn't fit for the purpose.
The new plan-building industry - including ourselves - that rose up to satisfy the new rules, was building plans that were often difficult to understand and even more difficult to update. Some plans were incomplete and didn't include important items or included cost calculations that were wildly inaccurate. With some of the cheaper cookie-cutter versions, you wondered if the planner had even visited the site, while most of the more expensive ones were too costly to maintain over the long term.
One of the problems we identified was that, in spite of LTMPs being mandatory in law for bodies corporate since 2012, and while there were some accepted principles based on building defects reporting, there were - and still are - no national standards for long-term maintenance planning. Which is different to building surveying.
After our review, we knew we had to throw out everything we had been doing and start again. To achieve the goal of creating plans that are complete, accurate and easy to read, we built our own standards. To achieve easier and lower costs of maintaining plans over the long term, we built a web app and introduced a subscription-based business model.
That's the abbreviated story. If you want more detail, please explore the next few pages. After reading these, we hope you will better understand what we believe makes a beautiful LTMP and why our plans are easier and cheaper to maintain over the long term. Also, within these pages, you will find what we believe to be the only published information explaining what a high-quality LTMP should look like and what every owner of a unit in a body corporate should hope to find in their LTMP.
